UK Cities Lead the Way in Renovation Searches: Edinburgh Tops 150% Rise

New analysis of Google search data has revealed a sharp rise in renovation interest across the UK, with searches for home, kitchen, and bathroom makeovers soaring between 2022 and 2024.

Key findings from SJL Insurance Services shows that the average monthly searches for home renovations increased by 150% in Edinburgh, 100% in Nottingham and Brighton, and 80% in Birmingham.

Nationally, Wales saw the biggest rise at 57%, followed by England (53%) and Northern Ireland (25%). Overall, the UK saw a 150% increase.

Interest in kitchen renovations has also surged even more dramatically, with searches up 300% in Exeter, 200% in Bristol, 143% in Birmingham, and 133% in Manchester.

Meanwhile, bathroom renovations recorded strong growth, with Bournemouth, Plymouth, Swindon, Wolverhampton, and Rotherham all seeing 100% increases, and London up 82%. Other cities including Birmingham, Norwich, and Newcastle saw rises between 40–56%.

Craig Morgan, insurance expert at SJL, cautioned that while homeowners are increasingly renovating their properties, many are unaware that failing to inform their insurer could invalidate their coverage.

“Whether you’re adding an extension, fitting a new kitchen, or renovating a bathroom, it’s crucial to tell your insurer before work begins. Even minor improvements can affect your property’s rebuild cost or risk profile and if you don’t update your policy, you may not be covered if something goes wrong,” Craig said.

Before You Start

  • Inform your insurer about planned work. Undisclosed renovations could void your policy.
  • Check contractor insurance. Ensure builders have public liability and contractor’s all-risk cover.
  • Review your home’s rebuild value. Structural changes or extensions can significantly alter it.

During Renovation

  • Secure your belongings. Contents could be damaged or stolen while work is ongoing.
  • Confirm coverage if temporarily unoccupied. Policies may have restrictions when homes are empty.
  • Understand exclusions. Many policies exclude damage caused by building works unless you’ve notified your provider.

After Completion

  • Update your policy. Refresh rebuild and contents valuations to reflect improvements.
  • Document upgrades. Photographs and receipts help with future claims.
  • Consider accidental damage cover for new fixtures, fittings, and finishes.

“Home improvements are a major investment, and insurance is your safety net,” Craig added. “One overlooked clause could cost thousands if damage occurs during or after the work. A quick policy review before you start could save a huge financial headache later.”
