Pricey Properties: The UK’s Least and Most Expensive Postcodes To Buy A Property

The UK’s leading estate agent comparison site GetAgent has revealed the UK’s priciest (and cheapest) postcodes to buy a property in, as part of their 2023 Sellers Report, which has analysed their own internal listings data to reveal the biggest trends for house-sellers in 2023. 

Surrey postcode has the highest average asking price in the UK

Dominating the priciest postcodes, with an impressive asking price of £3.27 million, was Runnymede, Surrey – with a GU25 postcode. Runnymede was followed by PA70, a postcode from the Isle of Mull which offers picturesque homes nestled on an island in the Inner Hebrides, just off the west coast of Scotland. East Hertfordshire postcode SG10 which is located in Much Hadham, a village steeped in Roman history, followed in third position, with an average asking price of £2.6 million. 

Two more Surrey postcodes also featured in the top 20, Surrey Heath’s GU20 postcode, and Waverley’s GU8 – both situated in the county that borders the nation’s capital, providing both impressive transport links into the city and access to the stunning countryside, including an Area of Outstanding Natural Beauty.

Scotland is home to the cheapest postcodes in the UK

Leading the way in first place – with the least expensive postcode in the UK – is PA15, a postcode located in Renfrewshire, Scotland. PA15 was followed by three more Scottish postcodes, with KA16 (East Ayrshire), G34 (Glasgow) and KA25 (North Ayrshire) all with average asking prices of under £78,500 in 2022.

Scottish locations truly dominated the top 20, with postcodes from the country spanning the rest of positions 11 to 19. All Scottish destinations included in the top 20 rankings had average asking prices as low as £97,500 and as high as just £110,500, with Ayrshire and Glasgow proving themselves as real hotspots for affordable properties. 

Liverpool was the only English postcode to rank in the second half of the top 20, while locations in northern England placed in the first half, postcodes in Bradford, Grimsby and Middlesbrough ranking in 5th, 6th, 7th and 10th place, respectively. CF43, in Ferndale, was the only Welsh postcode to feature in the top 20 least expensive postcodes.

Living in a particular postcode can add thousands to your home’s value, whether that’s due to having prestigious schools (with catchment areas notoriously hard to get into) or even good transport links for commuters. Surprisingly, while you might assume that homes closer to the capital would fetch higher asking prices, our research actually shows that it’s countryside destinations that are topping the list of expensive postcodes.

As we’ve seen a more hybrid way of working come into play over the past couple of years, it’s clear to see that there’s demand for homes in the countryside, and even remote areas of the UK, as people leave the city life for space further afield. 

Despite the turbulent year of 2022 having had an adverse effect on many homeowner’s selling prices, it’s been really positive to see that sellers in many areas of the UK were able to achieve significantly more than their original asking prices – with some northern areas of the country achieving up to 120% of theirs. Similarly, our data showed that last year some house-sellers in the UK breezed through the selling process in an average of just 30 – 50 days, showing that it’s still very achievable to find the perfect buyer with minimal stress.”
